Himmelrich Associates refurbished and restored this 19th-century historic mill in the Jones Falls flood plain. Werner Mueller created the master plan for this redevelopment, artfully introducing modern conveniences and design elements while preserving the mill’s historic character. The celebrated center is now home to Whole Foods, Starbucks, other small retailers and a bustling business center with an outdoor seating area and pedestrian access to the adjacent Light Rail stop.

Meadow Mill at Woodbury is the 200,000 square foot adaptive reuse of a New England style mill that had previously served as the London Fog factory.  On the National Register of Historic Places, the property was renovated by Himmelrich Associates in 1990 into a four story office, studio and light manufacturing/flex complex.  The property sits along the Jones Falls waterway and Interstate I-83 in the Woodbury neighborhood and had significant development challenges due to its location in the floodplain and unproven market.  The facility is currently leased to a variety of tenants including the Meadow Mill Athletic Club, Stone Mill Bakery, Monotype LLC, Big Brothers Big Sisters, among many others.

RMF BUILDING

The RMF Building is located at 190 West Ostend Street in the Sharp-Leadenhall neighborhood of South Baltimore.  Himmelrich Associates developed the 100-year-old historic manufacturing facility into a 50,000 square foot commercial office/flex complex.  The property is home to tenants such as RMF Engineering, AFSCME Council 92, Maryland Association of Nonprofit Organizations, among others.  The property has remained fully leased, with only minor tenant turnover, since its development in 1988. 


2015 WASHINGTON BOULEVARD

Purchased in 2005, Himmelrich Associates has made considerable investment in refurbishing Curtis Bay Energy, a medical waste incinerator facility located 100 feet west of the RFP site.  Working with the Curtis Bay and Brooklyn communities, Himmelrich Associates has effectively turned around the facility, which under previous ownership was once a point of contention within the Curtis Bay and Brooklyn neighborhoods. Curtis Bay Energy now safely converts medical waste into a clean energy source.
